JPI has an exciting opportunity for a Technical Project Lead to join our Operations Support Center team.
The Technical Project Lead will be responsible for proactively assessing future risks of each project to the Operations team and communicating those with the OSC Team and Field Team. The position will report to the Technical Project Manager. Essential Functions & Responsibilities
Responsible to Review and finalize plans and maintain active day to day involvement with OSC Team
Ensure a clear path for execution of Plan A with excellent communication with Site Construction Managers.
Delivers trade specific PreCon onsite meeting agendas to the Site Construction Managers to ensure Plan adherence.
Track and resolve construction issues from field “tickets” in timely and complete manner.
Work Directly with Operations team to draft and submit RFI's
Manage that RFI's are answered promptly and by correct consultants.
Ensure RFI's are distributed to appropriate subs.
Inform the Commercial Lead of RFI's with potential costs attached.
Ensure that the project turnover phasing and sequence will be approved by the jurisdiction and make any plan resequencing as necessary to accommodate AHJ requirements.
Ensure the Fire inspector startup requirements are aligned with phasing and OPC plan
Ensure 3rd party consultants are contracted with appropriate inspection type and frequency per the plan minimum or minimum JPI standard whichever is greater.
Usher AHJ through 3rd party inspection adoption (BV or similar)
Responsible to Support CO review process
Coordinate with the Site Construction Manager to verify change order work is valid.
Manage change order disputes.
The Taktical Control Lead will provide the Takt sequence and pod layout. Pre-construction meetings should be conducted with trades to gather input on the labor requirements for each trade during each phase to keep the project on schedule. Maintain regular communication with the Resource Lead to ensure that subcontractor labor is consistently available to meet project milestones. Maintain open communication with the Taktical Control Lead on OPC changes, updates and plan b's.
RFI questions are initiated by subcontractors, digital efforts, and design value engineering (VE) processes. The Technical Project Lead collaborates with the Site Construction Manager to draft the RFIs. Each RFI is created in Procore, including a description and supporting documentation to ensure consultants have all necessary information for an accurate response. The Technical Project Lead oversees the timely resolution of RFIs and ensures that closed RFIs with appropriate responses are distributed to all relevant parties. If an RFI results in cost implications, the Technical Project Lead informs the Commercial Lead to document these costs in a change order.
Subcontractors submit change orders for additional work with associated costs. The Technical Project Lead must verify that the change order pertains to work outside the current scope and is associated with a project RFI or additional request from the Construction Manager. Once the change order has been reviewed and validated, the Technical Project Lead sends it, along with supporting documentation, to the Commercial Lead for submission through Procore for review and approval and notify the site construction manager to proceed.
