Job Description
Responsibilities
Collaborate with IDS developers to assess the feasibility of new development opportunities, providing preliminary cost guidance, development and entitlement scheduling, and early-stage civil engineering risk assessment.
Provide cost input and budgets for pursuit-cost estimation.
Attend due diligence trips to evaluate site requirements and existing conditions influencing project viability.
Source, negotiate, and execute due diligence proposals and contracts with contractors and consultants.
Review and interpret technical site reports, including geotechnical studies, environmental assessments, civil drawings, and easement-related title and survey matters.
Spearhead the project team’s pursuit and receipt of all entitlements required to break ground post-closing.
Lead all interactions with local government and municipal agencies, franchise utility providers, and permitting authorities.
Direct the process with architects, owners, engineers, and contractors in formulating accurate, complete scopes of work and budgets.
Develop project bid set specifications.
Build and maintain project schedules and sequencing that set accurate expectations for the customer and project team.
Oversee the day-to-day performance of general contractors and subcontractors on active development projects.
Manage monthly construction draws and all lender- and inspector-required documentation.
Prepare recurring project progress reports for capital partners.
Lead project close-out processes and documentation.
Coordinate material delivery schedules and logs.
Lead weekly project progress meetings.
Manage change requests end-to-end: pricing review, submittal, follow-up, and change order execution to all parties.
Oversee pay application verification and processing, including lien waivers for owners and sub/suppliers.
Qualifications
Bachelor’s degree required; Construction Management major or concentration preferred.
5–10 years of construction management experience; general contractor background with development-side exposure strongly preferred.
Demonstrated ability to develop and stress-test preliminary project budgets and pursuit-cost estimates during pre-construction and due diligence phases.
Proven ability to navigate local government agencies, municipal processes, and franchise utilities through entitlement, permitting, and approvals.
Demonstrated competency leading consultant and contractor teams through all phases of development from initial due diligence through project substantial completion and tenant improvement.
Proactive problem-solver with the ability to anticipate challenges and resolve them before they affect schedule or budget.
Strong organizational and analytical skills; able to manage multiple simultaneous projects across multiple state markets and regulatory environments with high attention to detail.
Clear, proactive communicator — verbal and written — both internally and externally across the full project team.
Skilled at engaging professionally with a wide range of project stakeholders: developers, capital partners, municipal agencies, brokers, contractors, architects, engineers, and property managers.
Preferred Qualifications
Industrial development experience a plus; experience with complex project types — including data centers, higher education, healthcare, or multifamily — viewed favorably.

Adept at identifying and escalating entitlement and construction risk throughout all phases of the development lifecycle.
Approaches each project with an owner’s mindset — focused on overall project success, capital efficiency, and schedule integrity rather than scope execution alone.
Willingness to travel for site visits, due diligence trips, and team meetings — minimum once per month, with more frequent regional and Houston/Austin travel expected in year one.
Proficient in MS Office, Adobe, and construction project management platforms (Procore or similar).
