Assistant Community Manager

Job Description

Responsibilities

Staff Development and Leadership: Assist with attracting candidates, hiring, and improving employee retention. Assist with training, coaching, and developing team members. Manage onsite schedule, including on-call shifts. Partner with GM to elevate employee experience and morale.
Property Administration: Prepare and advise on community aspects, including market, physical condition, policies, procedures, and emergencies. Deliver legal and resident notices, and file evictions. Manage resident accounts, utility billing, and accounts receivables.
Facilities & Capital: Ensure a safe and sanitary community experience by overseeing curb appeal, common areas, and preventative maintenance. Conduct monthly property walks and scorecard assessments. Inspect grounds, interior, and amenities for code and company standard compliance. Coordinate work orders with staff or vendors.
Annual Turnover Process: Assist with planning and execution of annual turnover. Ensure team members and vendors have clear goals. Track progress using Turnable. Assess damage at move-out for charges and refunds. Track and process damage charge disputes. Ensure efficient move-in, assignment, transfer, and move-out processes. Financial Performance: Assist in preparing Month End reports, reconciling, and balancing accounts receivable. Enforce late fees, NSF fees, and collection policies to keep delinquency below 2%. Post and collect damage charges from quarterly inspections.
Customer Experience & Sales: Manage customer sales interactions. Perform weekly market surveys to identify marketing opportunities. Manage execution of customer experience and engagement initiatives. Exceptional written and verbal communicator
Strong detail orientation
Customer-centric mindset
1+ years’ experience working at living communities/property management
Proficient in Property Management Systems (Entrata preferred)
